What is block management?

Block management can be referred to as property management or estate management but ultimately means the management of a collective of buildings whether residential, commercial or a mixture of the two.

Managing a block requires time, dedication and experience. Connect UK provides all three of these skills.

Constant communication is required between the management and various entities so by having a specific team of people in charge of the management means that we become experts in the day to day movement and activity of each property whether residential or commercial.

Why would you need block management?

Managing a block of residential flats or a mixture of residential and commercial businesses is a full-time job in itself. Not only do the day to day maintenance issues and upkeep of the communal areas have to be kept on top of but to manage the block successfully the managing company must have a great understanding of legislation. This includes property legislation, commercial legislation, landlord and tenant law all while being great at problem solving.

Preparation of budgets and annual accounts goes into the administration side of the management which must be edited and updated on a daily basis.

A major part of our role is to ensure that the landlords and leaseholders get value for money for their service charge payments and that the building is maintained in accordance with the lease terms.

We, as the managing agent, take instruction from the landlords, not the leaseholders. However, we will always maintain awareness and put forward the wishes of the residential and commercial leaseholders.
